Where Do I Start?
Once both parties have signed the contract, please give us a call. We will handle all the necessary arrangements and schedule a time with the agent and all other parties involved. Kindly provide the following details:
- Property address
- Name to be included on the report and receipt
- Your phone number and email address
- The agent’s contact information
- Timeframe and due date as specified in the contract.
What Do I Get?
Our inspection covers all areas within 30 meters of the home, including trees, fences, sheds, and outbuildings. While homes vary, the assessment typically includes the external cladding, roof, gutters, internal spaces, accessible roof void, decks, verandas, and garages. We aim to identify significant issues such as movement, cracking, wear and tear, safety hazards, water-related problems, and any potential structural concerns.
The timber pest inspection assesses termites, borers, rot, and timber decay, as well as existing or needed protection measures, along with available options and costs.
How long does it all take?
When you contact us, we can typically schedule an appointment within a few days. For tenanted properties, the process may take a bit longer due to the requirement of providing written notice.
On average, a standard 3-bedroom home inspection takes approximately an hour to an hour and a half, while larger homes may require a bit more time, and townhouses or units a bit less. If you can’t be present for the entire duration, we recommend joining us for the final half-hour so we can go over the findings with you. Please don’t wait until the last minute; as soon as you’ve signed the contract, reach out to us.
Can I come along?
We strongly recommend your presence during the inspection. Your keen eye may catch details missed on the first visit, and we welcome your questions and active involvement. Our aim is not to sway your buying decision but to ensure you grasp the property thoroughly. No question is too small; our goal is clarity.
If you can’t attend in person, we’ll reach out to discuss the inspection and address any concerns. Our reports are comprehensive and may contain legal terms, so don’t hesitate to contact us for explanations. What's not included?
While we are willing to assess plumbing, wiring, electrical fixtures, fittings, the pool, and identify potential asbestos-containing materials, it’s important to note that these are specialized inspections, each requiring specific licenses to provide detailed reports.
If we encounter any concerns during our building and pest inspections, we will make note of them in the report. Upon your request, we can arrange a comprehensive specialist inspection to delve deeper into these specific areas.
